Job Title: Asset Manager

Reporting to the designated Investment Partner(s), the Asset Manager will be responsible for performance management and data analysis of the ASI portfolio, to include semiannual property visits, budgeting, KPI’s, and coordination of meetings and property reviews. Additionally, the Asset Manager will serve as the liaison between Absolute Storage Management (ASM) Operations and Accounting departments, coordinate capital expenditure projects for the portfolio and utilize high level thinking to maximize the value of the self-storage assets. The right candidate will be able to work in the home office located in Cordova, TN four days per week and travel up to 30%.

Primary Functions: (full job description available upon request and at time of offer):

  • Property Visits: Conduct visits every six months, requiring 1-2 partial travel weeks per month to assess operations, curb appeal, maintenance, capital expenditure needs, and market competition.
  • Budgeting: Prepare annual ASI portfolio budgets in Excel and coordinate budget meetings with ASM supervisors.
  • Investor Relations: Complete quarterly distribution calculations and investor letters, requiring strong communication and real estate investment knowledge.
  • Team Updates: Participate in weekly ASI meetings to address property-specific issues.
  • Commercial Leasing: Negotiate and renew commercial leases, acting as a liaison between lessees and ASM operations.
  • Financial Reviews: Lead bi-weekly financial property reviews, document key points, and ensure follow-up on action items.
  • KPI Analysis: Compile and analyze monthly property KPIs, highlighting trends and concerns.

Required Skills/Abilities:

  • The ability to travel by car or airplane up to 30%
  • Proficient in Microsoft Excel -utilized in all aspects of role
  • Proficient in Microsoft Word
  • Proficient with Web Browsers – Property Management software, investor portal and many other tools used in decision making are web-based
  • Basic understanding of AI tools and their capabilities
  • Basic understanding of business intelligence software
  • Strong analytical capabilities with the ability to recognize key performance metrics and trends
  • Strong communication skills including the ability to communicate professionally and at appropriate times with operations, vendors and ASI supervisors
  • Experience and in-depth knowledge of finance and debt

  • Excellent critical thinking skills

Education and Experience Requirements:

  • High school diploma or GED required
  • Bachelor’s degree in real estate, finance, accounting, economics, business management or related field preferred
  • Several years’ experience in asset management, financial analysis, mutil-unit operations or related field preferred
